ESSENTIAL JOB FUNCTIONS:
Performs a wide range of semi-skilled maintenance and repair work to help ensure the proper condition, safety and sanitation of all public housing units and grounds. Performs troubleshooting, diagnosing, repairing, and servicing residential units. Completes general maintenance duties such as: repairs and replaces doors, doorjambs, storm doors, and windows by performing limited carpentry. Replaces tile, sheetrock, bulbs, and provides general repairs to counters, cabinets, and floors. Repairs or replaces bathroom fixtures. Unstop drains and commodes. Performs repairs on water heaters and may be required to replace water heaters .Replaces pipes and fitting when necessary and caulks around tubs, counters, showers and sinks. Diagnoses problems and determines needed repairs on various appliances and equipment including refrigerators, ranges, heating systems, air conditioners, and water heaters. Installs, repairs and services refrigerators, ranges, plumbing systems and fixtures, heating and air conditioning units, water heaters, electrical systems, etc. Disconnects gas stoves for cleaning and repair; regulates stove burners; adjusts pilot lights and performs some mechanical work in repairing and replacing parts.
Performs emergency repair service according to Thomasville Housing Authority policy. Performs general grounds keeping duties as needed. Performs duties in accordance with all applicable safety rules and regulations. Maintains all materials, tools, supplies and equipment issued for the performance of duties. Renovates vacant units to maintain quality housing standards. ADDITIONAL JOB FUNCTIONS Performs general cleaning of grounds and buildings, facilities and common areas. Performs related duties as required. MINIMUM TRAINING AND EXPERIENCE Requires a high school diploma or GED equivalent supplemented by one to two years of building maintenance experience with an emphasis on electrical, plumbing, carpentry and heating repair work, or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities. MINIMUM QUALIFICATIONS OR STANDARDS REQUIREDTO PERFORM ESSENTIAL JOB FUNCTIONS Physical Requirements: Must be physically able to operate a variety of machines and equipment including a vehicle and a variety of hand and power tools. Must be able to exert up to fifty pounds of force occasionally and/or ten pounds of force frequently to lift, carry, push, pull or otherwise move objects. Physical demands are in excess of those of sedentary work; work involves walking or standing for periods of time, stooping, kneeling, crouching, crawling, pushing, pulling, lifting and carrying, climbing ladders and steps. Must be able to lift and/or carry weights of up to one hundred pounds.
